Our client was selling the home as part of an estate sale and wanted to ensure the home was safe for the new home buyers. When evaluating the lower level we understood that a small crawl would potentially create a challenge, but also the soil composition presents a bigger challenge. Sand, clay and loam tend to restrict airflow and require the use of a higher suction fan or multiple extraction points. Upon evaluating our options in a finished basement with limited options, we chose to extract as close to the center of the home as possible and run our fan and exhaust to the portion of the back yard that would present the least interference. At the end of the day, we were able to reduce the radon levels in the lower level of the home and in complicated soil down to 1.3 pCi/L, which is below the EPA and WHO recommended levels and at the national indoor average.
